In order to determine the market value of a property, we mainly use :
The sales comparison approach :
This approach allows an assessment of the market value of a building by direct comparison with other buildings. Depending on the type of building to be valued different parameters can be used such as: the total area, the useful area, the habitable area or a weighted valuation.
The revenue capitalization approach :
A valuation can be made by using actual or estimated revenues and an appropriate rate of a return on capital.
The Discounted Cash-Flow analysis (DCF) :
The determination of the value of a property from cash flow provided by the building over a given time period.
